Got commercial stucco in Stanford? You've invested in a durable, attractive finish. Here's how to keep it that way, prevent costly repairs, and spot trouble early.

You’ve got a commercial building here in Stanford, and chances are, it’s got stucco. Maybe it’s a retail storefront in the Stanford Shopping Center, an office building near the university, or a multi-family complex. Stucco’s a great choice for commercial properties; it’s tough, looks good, and can last a long time. But “last a long time” doesn't mean “last forever without any attention.” Just like anything else, it needs a little care to stay in top shape, especially with our California climate.

Extending Your Stucco's Lifespan

The biggest thing you can do to extend the life of your commercial stucco is pretty simple: keep it clean and keep water out. Sounds easy, right? It mostly is, but there are nuances.

  • Keep it Clean: Dirt, dust, and pollutants from traffic can build up. That grime isn't just ugly; it can hold moisture against the surface, encouraging mold and mildew growth, especially on north-facing walls that don't get as much sun. A gentle power wash (low pressure!) or even just a good scrubbing with a soft brush and mild detergent once a year can make a huge difference. Don't go blasting it with high pressure; you can damage the finish and force water into places it shouldn't be.
  • Manage Water: This is critical. Stucco is designed to shed water, not absorb it. Make sure your gutters and downspouts are clean, functional, and directing water well away from the building's foundation. Check your irrigation system – sprinklers shouldn't be constantly soaking the bottom few feet of your stucco. We see this a lot, and it's a surefire way to cause problems.
  • Sealants and Paint: If your stucco is painted, a good quality exterior paint acts as an additional layer of protection. Keep an eye on it and repaint every 7-10 years, or when you see chipping or fading. For unpainted stucco, a breathable sealant can offer extra weather resistance without trapping moisture.

Regular Maintenance Checklist

I tell all my commercial clients to do a quick walk-around inspection at least twice a year, maybe once in spring after the winter rains and again in the fall before they start up again. Here’s what you’re looking for:

  • Cracks: Small hairline cracks are often just cosmetic, but anything wider than a credit card or running in a pattern (like a spiderweb or a stair-step) needs attention.
  • Water Stains: Dark streaks or discoloration below windows, eaves, or near the foundation are a big red flag. It means water is getting in or running where it shouldn't.
  • Efflorescence: This is that white, powdery substance you sometimes see. It’s mineral salts left behind when water evaporates from within the stucco. It definitely means moisture is getting in.
  • Loose or Bulging Areas: Tap on the stucco with your knuckles. Does it sound hollow in spots, or does it feel soft? That could indicate delamination or moisture trapped behind the finish.
  • Integrity of Flashing and Sealants: Check around windows, doors, and rooflines. Are the sealants cracked, missing, or pulling away? Is the flashing bent or corroded? These are common entry points for water.

Warning Signs That Need Immediate Attention

Some things you just can't put off. If you see any of these, don't wait:

  • Significant Cracking or Holes: Anything that clearly breaches the stucco layer needs to be repaired quickly to prevent water intrusion.
  • Persistent Dampness or Mold Growth: If a section of stucco stays wet for days after rain, or you see widespread mold, you've got a moisture problem that needs professional diagnosis.
  • Stucco Detaching from the Wall: Large sections of stucco that are clearly separating from the underlying wall are a structural issue and a major water entry point.
  • Pest Infestations: Termites, ants, or other pests can exploit cracks or moisture-damaged areas to get into your building.

When to Call a Professional
